How does a county research report work?

  1. Enter your address

    We find your county and check the appeal deadline. We take orders until 24 hours before a deadline we know; if we don't know it, you confirm the date printed on your notice.

  2. Upload your notice and answer three questions

    A photo or PDF of your assessment notice, then: is this your home, did you buy it in the last three years, and has it been renovated or damaged since the county's last visit.

  3. Pay once

    $49 or $79, one-time

  4. We collect the county's records

    Your home's record and 10–20 candidate homes, chosen by published rules only: the same property class, within 1 mile, living area within 25%, built within 20 years. Homes are picked before we look at any price or assessment. Every figure keeps a link to the county page it came from and the date we read it. We never record owners' names.

  5. A second person checks, then the same engine runs

    Another team member checks every figure against its source. The same engine that runs the free check compares the assessments and builds your packet.

  6. You choose and you file

    Packet ready 2–4 business days after payment

    In your account you choose the comparable homes, type the value you request, and sign and file with your county yourself. We never file for you or contact the assessor.

How much does it cost, and how long does it take?

What does the packet look like?

A county research report has the same sections as the sample. Its cover and methods section say where the records came from: "Collected from <county> public records on <date> by our team."

Questions

Does the packet say what my home is worth?

No. It shows facts from the county's records: your home's assessment beside similar homes' assessments, with every source. You decide what value to request.

What if there aren't enough similar homes?

If the county's records don't have enough homes that meet the rules, we tell you and a person reviews a full refund.

Do you file the appeal or talk to the assessor for me?

No. You file yourself on the county's official form or website. We never file, negotiate or contact the assessor for you.

Which counties can't order?

Counties whose public records site doesn't allow a person to collect records for a customer (we check each county before we collect); and counties where the free check runs or where we are adding automated data, where you start with the free check instead.

What happens to my notice?

We use it to match your home's record and your deadline. It is stored privately and deleted 30 days after your order is closed.

What if my deadline is very close?

We don't take orders in the last 24 hours before a deadline. Closer deadlines are worked first, but we can't promise delivery before your deadline, so order early.
