Privacy policy
In short
What we collect for the free check and reports, how long we keep it, who processes it, and your choices.
What do we collect?
- The address or parcel number you enter, the property record you confirm, and your answers to the check’s questions.
- Your email address if you create an account, buy a report or join a reminder list.
- Documents you choose to upload, such as photos or your assessment notice.
- Payment details are collected by our payment processor; we never see or store full card numbers.
- Basic usage data with form inputs masked, and error reports with personal data scrubbed.
What do we not collect?
We do not store the names of owners, buyers, sellers or agents that appear in public property records; they are removed when the data is loaded.
How do we use it?
To run the check, build and deliver reports you buy, send deadline reminders you asked for, handle refunds and support, prevent abuse, and meet legal obligations. We do not sell personal information for money; see Advertising below for the sharing some state laws cover. If you agree, we also email you news and offers, and you can unsubscribe at any time.
How long do we keep it?
- Account data: for the life of the account.
- Orders and reports linked to an address: three years.
- Anonymous check logs: the parcel is replaced by a one-way hash after thirty days.
- Uploaded notices: deleted ninety days after the related deadline.
Who processes it for us?
We use these companies to run the service. Each may use the data only to provide its service to us (except Meta, see Advertising).
- Hostinger: website hosting, our database, stored reports, and sending our emails.
- Paddle (Paddle.com Market Ltd): checkout, payment, sales tax, invoices and refunds. Paddle is the merchant of record: it collects your payment details under its own privacy policy, and we never see your card number.
- Google (Google Maps Platform): the map and street-level photos in reports, and the office map on county pages. Google receives the locations of the home and the similar homes in the report, not your name or email.
- Meta: only for advertising, and only if you have not opted out (see Advertising). Meta is an independent advertising partner, not a service provider.
Advertising, the Meta pixel and your choices
We use the Meta Pixel and Meta's Conversions API, provided by Meta Platforms, Inc., to measure our ads on Facebook and Instagram and to show them to people who are likely to be interested. Meta is an independent advertising partner, not one of our service providers: it uses the data it receives under its own terms and data policy.
What Meta receives
- Events on our website: a page view, starting the free check, seeing a check result, starting checkout, and a completed purchase with the price and the plan bought.
- The address of the page, without its query string and without any order or report number.
- What your browser sends with each request to Meta: your IP address, browser and device type, and Meta's own cookies if you are signed in to a Meta service. We also set two first-party advertising cookies, _fbp (a random browser ID) and _fbc (the ID of a Meta ad you clicked), which expire after 90 days.
- For a purchase, from our servers: the same event ID, the price and currency, your browser's user agent and the two advertising cookie IDs. Only when those IDs are missing do we add your email address in hashed (one-way encoded) form. These purchase details travel with the payment record at our payment processor so the purchase can be matched.
What Meta never receives
Your address or parcel number, property records, check results or answers, uploaded documents, report contents, your name, or your email address in readable form. Nothing records what you type or how you move around a page for advertising.
Selling and sharing under state privacy laws
We do not sell personal information for money. Some US state privacy laws, including those of California, Oregon, Maryland and Rhode Island, treat giving an advertising partner data for cross-context behavioral or targeted advertising as a "sale" or "sharing" of personal information. The data involved is identifiers (IP address, cookie IDs, a hashed email address) and activity on our website. You can opt out at any time, and opting out never changes the free check, your account, your reports or our prices.
How to opt out
- Use Your Privacy Choices, linked at the bottom of every page: it turns off the Meta pixel and the server purchase event for that browser.
- Turn on Global Privacy Control in your browser or an extension: we treat it as an opt-out of selling and sharing and send no advertising events at all.
- For interest-based ads more broadly, use your Meta ad preferences or the industry opt-out page at aboutads.info/choices.
- Your choice is stored in a cookie on that browser for about 13 months. If you clear cookies, or use another browser or device, choose again there.
Analytics
We use Google Analytics to understand how visitors use our website, for example which pages are visited and how visitors find us. Google Analytics sets first-party cookies (such as _ga) and receives the page you viewed, the page or website that sent you there, your device and browser type, and an approximate location derived from your IP address (Google Analytics does not store IP addresses). Before anything is sent, we remove property addresses, parcel numbers, order numbers and anything else in the page address beyond the page itself. Google signals and ad personalization are turned off for our Google Analytics account, and Google Analytics does not run on payment, refund, unsubscribe or privacy-choice pages. We keep Google Analytics data for 14 months. If your browser sends a Global Privacy Control signal, or you opt out on our Your Privacy Choices page, we do not load Google Analytics. Security
Data is encrypted in transit and at rest, staff access is limited and logged, and personal data is masked by default in internal tools.
