What we provide
Property Appeal (propertyappeal.us) is operated by Ecom Solutions.
Property Appeal provides information: a free assessment check, county guides and, for a flat fee, data reports that you may choose to use in a property tax appeal you file yourself. We are not a law firm, not appraisers and not a government agency.
You decide and you file
- You choose which comparable homes to use, enter the value you will request, and complete, sign and submit every form.
- We never act as your agent or representative, never negotiate, never contact an assessor or board for you, and never attend a hearing.
- Everyone receives the same published method; we do not give individual advice about your appeal.

Accuracy and deadlines
We cite an official source for each rule and verify facts before publishing them, but public records and official calendars can contain errors or change. You are responsible for confirming your deadline and your property record and for filing on time.
Prices, payment and refunds
Prices are shown before you pay. There are two plans (Core and Full Season), an upgrade from Core to Full Season, and a record-correction add-on sold with either plan or on its own. Each purchase is one-time, per property and tax year, with no automatic renewal. Fees are flat and never a percentage of savings. Refunds follow the refund policy: full refund within 30 days, no questions asked. Our team approves each request (usually within 1 business day) to protect against fraud.
Our order process is conducted by our online reseller Paddle.com. Paddle.com is the Merchant of Record for all our orders. Paddle provides all customer service inquiries and handles returns. Approved refunds are issued through Paddle to the original payment method.
Acceptable use
- Use the check and reports for property you own or are authorized to act on as the owner.
- Do not scrape, resell or bulk-download the site, reports or data beyond the published open-data files and their license.
- Do not submit false information.
Data sources
Reports use public records and licensed data. You may file your report with a government review body. Every data source and its license is listed on the disclaimers page; a short credit line appears wherever licensed data is shown.
Results, liability and disputes
Results are not guaranteed. The review body decides your appeal. We do not promise that your assessment or your taxes will go down, and the price never depends on the outcome.
Information as is. Reports are built from public records and other data sources that can contain errors or be out of date. We check our work, but we provide the website and reports "as is" and "as available", and, to the extent the law allows, we disclaim all other warranties, including merchantability, fitness for a particular purpose and non-infringement. You are responsible for checking the facts in your report, the deadline on your own notice, and what you file.
Limit of our liability. To the extent the law allows, our total liability for any claim about the website or a report is limited to the amount you paid for that report. We are not liable for indirect, incidental, special, consequential or punitive damages, or for a missed deadline, a lost appeal, or taxes owed. Some states do not allow these limits, so they may not apply to you. Nothing here limits your refund rights under our refund policy.
Your responsibility. You agree to cover our reasonable losses from your misuse of the website (for example, scraping, reselling reports, or entering information that is not yours to use).
Disputes. Please contact us first: most problems are solved by email. If we can't solve it within 30 days, either of us may bring an individual claim in small claims court, or otherwise in the state or federal courts located in St. Louis County, Missouri.
Governing law. These terms are governed by the laws of the State of Missouri, without regard to its conflict-of-law rules.
Changes
We will post changes here with a new date. The version of these terms shown at checkout applies to that purchase.
